According to a report by global property consultancy Knight Frank released on October 21 2026 Dubai recorded 412 residential transactions for properties valued at $10 million or more during the first nine months of the year. This figure represents a 15 percent rise compared with the same period in 2025 when 357 such deals were completed. The total value of these luxury sales reached about $6.67 billion the report showed.
In the third quarter specifically there were 86 such transactions worth a combined $1.57 billion Knight Frank figures show. Thirteen of the Q3 deals exceeded $25 million. Quarterly volumes declined 17 percent year on year and 34 percent from the second quarter according to the consultancy’s analysis.
Palm Jumeirah led the luxury segment in the three-month period with 27 sales totaling $546.7 million a Knight Frank assessment found. The community represented approximately 31 percent of all $10 million-plus transactions and 35 percent of their value between July and September. “The easing of prices by 9.1 per cent over the last 12-months means the island is increasingly offering good value at Dh4083 per square foot” Louis Harding partner and head of UAE residential at Knight Frank said.
Jumeirah Second followed with 10 transactions valued at $162 million while Emirates Hills posted seven deals worth $147.7 million the report detailed. Dubai Hills Estate and Jumeirah Golf Estates each registered six sales generating $156.6 million and $89.9 million respectively. The data underscores the concentration of ultra-high-end activity in established prime locations.
The luxury market has shown resilience amid regional tensions related to the conflict with Iran with wealthy international buyers continuing to invest in Dubai properties a report in The National on October 21 2026 indicated. Prime property values have eased for the first time since 2020 potentially enhancing affordability for end-users seeking permanent or vacation homes. Harding noted that buyer interest in Palm Jumeirah stems largely from those looking for such residences rather than short-term investors.
Separate analysis by fäm Properties of Dubai Land Department data for the first eight months pointed to 335 luxury sales above $10 million including 206 villas and 129 apartments. Palm Jumeirah ranked among the top locations in both categories during that timeframe. The combined insights from industry reports highlight Dubai’s enduring appeal in the global luxury property arena as of late 2026.
