Bloomberg News reported that DIP Holding Plc drew enough demand to cover its up to $543 million initial public offering within minutes of opening books, signalling strong appetite for the United Arab Emirates’ first listing since the Iran war began. Dubai Investments PJSC is selling a 20 percent stake in the company, which owns and operates Dubai Investments Park, one of the country’s largest mixed-use developments. Indicated demand for the offer exceeds the number of shares on offer, according to terms seen by Bloomberg News.
The offer price range has been set at 1.10 dirhams to 1.15 dirhams per share, a level that implies a market capitalisation at listing of between 9.5 billion dirhams and 10 billion dirhams. In an announcement distributed via Zawya, DIP Holding detailed plans for annualised cash dividends of 700 million dirhams for fiscal 2026, 725 million dirhams for 2027 and 750 million dirhams for 2028. The pricing implies a dividend yield of up to 7.60 percent at the low end of the range, a figure that helped address earlier investor calls for improved terms amid geopolitical uncertainty.
A Bloomberg report earlier in the month noted that some investors had pressed for tempered valuation expectations and higher payouts closer to the 9 percent yield offered by Emaar Properties, given the regional conflict that started in late February. Dubai’s stock exchange has declined around 5 percent this year while the broader IPO market has slowed considerably, although mergers and acquisitions activity has continued across the Middle East. This transaction represents the first UAE IPO of 2026 and the first since the war began.
DIP Holding’s main asset is the 2,300-hectare Dubai Investments Park, established in 1997 as a 23 million square metre estate that includes warehouses, hotels, retail outlets, schools and medical centres. The development generates revenue primarily through ground rents and associated services, providing a stable cash flow base that underpins the dividend guidance. Following the secondary sale of existing shares, Dubai Investments PJSC will retain an 80 percent holding in the listed entity.
Subscription for the offering opened on October 27 and closes on November 3 across four tranches, including retail investors in the UAE, professional investors, eligible group employees and existing Dubai Investments shareholders. The final offer price is scheduled for announcement on November 4 through a book-building process, with share trading on the Dubai Financial Market expected to commence on or around November 11. Each successful subscriber will receive a minimum allocation of 2,000 shares, subject to the terms in the UAE prospectus.
Citigroup, Emirates NBD Capital and HSBC Holdings are acting as joint global coordinators on the transaction, while Abu Dhabi Commercial Bank, Arqaam, Dubai Islamic Bank and EFG Hermes serve as joint bookrunners. The company has previously identified other assets such as Emirates Glass and Emicool as potential future listing candidates. Gulf News reported that UAE residents can participate in the retail tranche with a minimum application of 5,000 dirhams.
