The European Bank for Reconstruction and Development arranged a syndicated financing package of up to $265 million for ADD Properties, a member of Sami Saad Holding, according to the multilateral institution’s announcement. The EBRD is acting as initial mandated lead arranger and bookrunner while committing the largest single facility of $127.5 million. The International Finance Corporation is providing $60 million as a mandated lead arranger under the Mutual Reliance Framework, Emirates NBD Egypt is contributing $40 million as mandated lead arranger, global facility agent and onshore account bank, and the National Bank of Egypt is supplying $37.5 million as mandated lead arranger and local facility agent, EBRD figures show.

EFG Hermes acted as sole financial advisor and bookrunner on the transaction, the investment bank stated in its release distributed via Zawya. The multi-tranche facility ranks among the largest foreign-led debt financings in Egypt’s hospitality and tourism sector in recent years. A core use of proceeds will fund the greenfield development of a 419-key Grand Hyatt hotel in West Cairo that will overlook both the Grand Egyptian Museum and the Pyramids of Giza, according to project disclosures issued by the EBRD in June 2025 and updated this week.

The financing will also refinance and consolidate existing debt of ADD Properties’ AlDau Hospitality subsidiaries, fund capital expenditure including land acquisitions and refurbishments, and support additional investments across the group’s portfolio in locations such as Hurghada, an EBRD assessment found. In parallel the lenders are supplying technical assistance for LEED Silver certification of assets, corporate governance improvements and hospitality skills training programs in Cairo and Hurghada. ADD Properties said in its October 30, 2026 statement that the package strengthens its capital structure and advances sustainable long-term growth aligned with Egypt Vision 2030.

Baker McKenzie advised ADD Properties on the financing, the law firm noted in a separate announcement on its newsroom. The transaction closed following high-level signing ceremonies attended by senior executives from all participating institutions including Bassel Sami Saad, chairman of ADD Properties, and representatives from the EBRD, IFC, Emirates NBD Egypt and the National Bank of Egypt. EFG Hermes co-head of investment banking Maged El Ayouti described the deal as a landmark for the sector in remarks carried by the bank’s press materials.

Egypt’s tourism sector recorded 12.7 million visitor arrivals during the first eight months of 2026 and generated revenues of approximately $12 billion, Arab News reported citing official data. The government has set a target of 30 million annual arrivals by 2030, which requires sustained investment in hotel capacity, infrastructure and service quality across cultural and resort destinations. The ADD Properties financing therefore forms part of broader capital deployment under way in the hospitality industry, according to sector overviews published by Zawya and Enterprise Egypt this week.

ADD Properties maintains a diversified portfolio spanning hospitality, branded residences and real estate development, the company stated in its announcement. The new Grand Hyatt project anchors the current expansion phase while complementary acquisitions include assets linked to the Hyatt Regency Cairo West and Hyatt Centric Cairo West brands. The full financing package is expected to enhance asset values and reinforce institutional confidence in Egypt’s tourism growth trajectory, according to the EBRD.
