Sansiri Capital Trophy Fund announced the completion of its purchase of The Lake Como EDITION on October 14, 2026, acquiring the property from a joint venture between global investment firm Bain Capital and hospitality developer Omnam Group. The transaction represents the debut investment for the fund, which was established by Sansiri Public Company Limited in partnership with XSpring Capital Public Company Limited to target trophy hospitality assets. A credit facility of 165 million euros from Bangkok Bank supported the deal, according to a Sansiri Capital statement published by the Bangkok Post. The acquisition brings a newly repositioned 148-key hotel on the shores of Lake Como into Sansiri’s portfolio as the company pursues its New S-Curve strategy for international growth.
The hotel occupies a waterfront site in Cadenabbia directly opposite Bellagio, with road access to Milan and Malpensa International Airport taking approximately one hour. Bain Capital and Omnam Group first acquired the 19th-century palazzo in late 2021 through a fund managed by Kryalos SGR and launched an extensive redevelopment in April 2022. The work transformed the former Hotel Britannia Excelsior into The Lake Como EDITION, part of Marriott International’s EDITION Hotels portfolio, which opened in March 2026. The redesign reduced the original room count from nearly 300 to 148 larger accommodations that include suites, penthouses and a private villa while introducing a new spa building, floating pool and beach club.
The property will continue operating under Marriott International management following the ownership transfer. Sansiri Capital outlined plans to collaborate with Michelin-starred chef Mauro Colagreco on dining concepts and with leading wellness providers to broaden revenue streams while developing the Lido Beach Club for weddings, brand events and curated programming. Napat Thavisin, president of international operations at Sansiri Public Company Limited and managing director of Sansiri Capital, said, “The acquisition of The Lake Como EDITION marks a significant milestone in advancing Sansiri’s New S-Curve strategy.” The buyer intends to leverage its sponsor’s four-decade development track record to enhance the asset as a destination.
Baker McKenzie advised Sansiri Capital Group on the acquisition, the law firm reported in its own announcement. For the sellers, the exit concludes a full-cycle repositioning that created one of Italy’s notable new luxury hospitality properties in a market defined by strong demand and limited supply. A Bain Capital statement emphasised how the partners executed new branding, comprehensive redevelopment and significant capital expenditure to deliver the outcome. The deal was valued above 200 million euros according to multiple market reports, though the parties did not disclose final terms.
Sansiri Public Company Limited ranks among Thailand’s leading real estate developers with more than 40 years of experience and has previously expanded internationally through assets such as The Manner in New York. Sansiri Capital focuses on ultra-luxury properties in gateway cities and constrained leisure destinations where supply barriers support long-term value. The fund’s investors include both Sansiri Public Company Limited and XSpring Capital Public Company Limited, the Bangkok Post reported. This first deployment aligns with broader sector trends that continue to favour prime European leisure hotels despite selective investment conditions elsewhere.
The Lake Como EDITION recorded occupancy above 70 percent and average daily rates exceeding 1,500 euros during the July-August high season prior to the sale, according to earlier statements from Sansiri. A Hospitality Investor analysis of the transaction noted that such deals underscore a growing divide in the hotel investment market, where scarce luxury assets in high-demand locations attract significant buyer interest. The sale follows only six months of operations since opening and demonstrates the premium placed on fully repositioned trophy properties with established operator agreements. Sansiri Capital expects the asset to contribute income to the fund immediately while applying active management to drive further performance.
