Abu Dhabi Real Estate Transactions More Than Double in First Half of 2026

The Abu Dhabi Real Estate Centre reported that total real estate transaction value in the emirate reached approximately AED117 billion during the first six months of 2026, a 112 percent increase from the same period a year earlier. Transaction volumes climbed 61.7 percent over that span. Sales activity accounted for AED86.1 billion across 16,838 deals, reflecting a 163.7 percent rise in value, while mortgage transactions totalled AED26.7 billion.

Foreign direct investment into Abu Dhabi property surged 309 percent to AED13.8 billion, exceeding the full-year total for 2025, ADREC figures show. Investors from 116 nationalities took part, the centre’s data indicate. Investment zones open to all nationalities drew around AED75 billion during the period.

Residential unit sales reached AED70.4 billion, with off-plan properties representing 89 percent of sales value and 82 percent of transaction volume, according to the Abu Dhabi Real Estate Centre. Resale prices rose 20 percent for apartments and 12 percent for villas. Active residential lease contracts numbered approximately 233,000 and were worth AED9.3 billion, an 8 percent increase year on year.

Dubai completed 104 projects valued at more than AED111 billion, a 52 percent rise by value from 75 projects worth AED73 billion a year earlier, the report stated. New unit deliveries increased 36 percent to 24,537 while completed built area grew 23.4 percent to 1.95 million square metres. Land allocation costs jumped 135 percent to AED19.46 billion.

Sharjah recorded AED29.5 billion across 59,460 transactions, up 9.3 percent and 23.7 percent respectively from the prior year. Ajman logged 6,815 transactions worth over AED10.8 billion. Ras Al Khaimah saw activity amounting to approximately AED2.89 billion.
